When you’re ready to step back into a faster pace, you’ll find cultural Snape, Woodbridge and the picturesque town of Aldeburgh within easy reach, and the popular Ramsholt Arms less than ten minutes away.

Standen is a unique transformation of three period cottages into one exquisite and spacious detached house, retaining many period features complimented by contemporary furnishings, fixtures and fittings. At the heart of the ground floor is a gorgeous open plan space, cleverly divided into a double height living area, modern kitchen/breakfast space flowing through to a second stylish dining room. Additional rooms to either side give guests the opportunity to have a bit of peace and quiet if they wish. Three staircases have been retained making the house ideal for three couples; two at one side are connected by a Jack and Jill cloakroom with family bathroom at the bottom of the stairs; at the other side is the third equally chic bedroom with en-suite shower room.

Outside is a large fully enclosed garden, an oasis of calm, simply designed with lawn dotted with a few trees and patio stretching the length of the cottage; plus a sun-room and patio at the top where you can sip your G&T in the evening sun and marvel at the stars, with virtually no light pollution. Three cars can be parked beside the house on Church Lane, a quiet no through road.

Ground Floor
You’ll find the key to your holiday cottage in a porch with space to leave your footwear before entering. The drawing room gives access to the rest of the house, with a door to the spacious living space, which leads through to the garden room. Unusually, there are three staircases, two with doors opening from the living space and the third accessed from the garden room. The family bathroom is also off the living space.

Hard flooring runs throughout with original brick, whitewashed wood (including the stairs), scattered with attractive rugs. In addition to the door from the porch, there’s a door from the breakfast area and double doors from the garden room to the garden, plus a door from the garden room to Church Lane.

Drawing Room
You will feel you’ve left your cares behind you as soon as you enter this calm room. Stunning paintings adorn the walls; a unique stone and glass table sits on the huge rug with whitewashed floor beneath and the room’s simply furnished with a large day bed and couple of chairs.

Living Space
A wonderful light and airy space for socialising; cleverly divided so you can dine at the oval table with six colourful chairs; lounge on the generous sofas which have a bench simply waiting for that glass of wine; or cook up a storm in the well-equipped kitchen with yet a breakfast area next to the garden door, making alfresco dining easy!

There’s a step up and opening between the dining area and kitchen/breakfast section where built in units wrap around two walls, housing a Neff double oven, dishwasher and washer/dryer. You’ll also find a generous fridge with three drawer freezer beneath and coffee machine. Light floods in through the large skylight, windows and door onto the breakfast table and six chairs.

With double height ceiling, the lounge is bright at any time of the year, and cosy in the cooler months thanks to an ornate wood burner next to the flat screen TV.

Bathroom
Crisp, clean and spacious, with large marble tiles on the floor; a walk in shower, massive bath, wash basin with storage drawer beneath it, WC, heated towel rail and window to the garden.

Garden Room
Double doors open onto the terrace so you can enjoy the breezes in the summer or curl up with a good book on the rich velvet sofa that takes pride of place. There’s a desk and chair for guests who enjoy writing (or those who need to do a spot of work or studying!), plus an additional door to the front of Standen and a door onto the stairs ascending to the master bedroom

Master Bedroom
Catching the sun at daybreak and dusk with windows on both sides of the house. A king size bed sits between two tables, there’s ample storage with a massive wardrobe, chest of drawers and dressing table. A great feature in this room is the little gallery, accessed from the bedroom, looking over the living area.

En-Suite Shower Room
Compact yet with everything you need – walk-in shower with adjustable hose, WC, washbasin and heated towel rail.

Double Bedroom
A pair of antique beds have been joined in this elegant bedroom to give you an attractive super king size bed with quality mattress. Bedside tables sit to either side and there’s a dressing table and chest of drawers. The third staircase takes you down to the living area, with a door at the bottom.

Jack and Jill Cloakroom
Sitting between the double and twin bedrooms (with step) with a catch on each door for privacy; WC and washbasin.

Twin Bedroom
Stairs rise from the living area to this large twin with sturdy wooden beds and table between them. There’s a huge walk-in wardrobe for your clothes, as well as a chest of drawers.

Outside
Standen is a superb transformation of three adjacent cottages to create a luxurious detached house sitting on a no through road, with parking bay for three cars. A gate takes you into a big fully enclosed garden – an oasis of calm, simply designed with lawn dotted with a few trees and patio stretching the length of the cottage with sunroom and patio at the top where you can sip your G&T in the evening sun and marvel at the stars with virtually no light pollution. Tables and chairs are positioned so you can move around with the sun, or bring them together on the wider patio by the kitchen doors to dine in the fresh air.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This self-catering holiday cottage is equipped with central heating and appliances include a TV with FreeSat and Wifi. The kitchen is well equipped with an oven, separate grill, gas hob, extractor, four shelf fridge, three drawer freezer beneath, dishwasher, washer/dryer, free standing microwave and Nespresso machine with a few pods for the start of your stay (we recommend that you bring extra with you). There's also a charcoal BBQ for you to use in the garden.

A travel cot and high chair are available from the property owners on request at the time of booking.

The village of Shottisham is located on the Bawdsey Peninsula in unspoilt countryside which is especially attractive to walkers, cyclists and the horse fraternity – enjoying the rolling countryside and quiet, genteel nature of the area.

The Sorrel Horse pub is just a stroll from Standen, with a restaurant or traditional bar where you can enjoy local food and drinks in front of the wood burner, or play a game of bar billiards.

A popular riverside pub and dining room, The Ramsholt Arms, situated in an idyllic spot on the banks of the river Deben is less than three miles. Being the only south facing pub on the river, the Ramsholt Arms enjoys beautiful sunsets and is popular in the summer with holidaymakers, families and sailors who make the most of the sun-soaked terrace, neighbouring beach and crab fishing jetty. During the summer months visitors can enjoy a variety of fresh locally caught seafood, sharing platters and a real American barbeque at weekends. As the nights draw in, the menu features hearty winter warming dishes, taking advantage of game from the local area.

Nearby Bawdsey Quay has a water sports centre and you can watch the children crabbing, sit on the small sandy beach, visit the Boatyard café for a coffee or light lunch or take the foot ferry to Felixstowe old town.

The lively market town of Woodbridge with a farmers market every Saturday, cinema/theatre, small supermarket and many local independent shops is close, as is Orford where guests can enjoy a river cruise and visit RSPB’s Havergate Island where avocets thrive. The popular tourist destinations of Snape Maltings with its Concert Hall; picturesque seaside towns of Aldeburgh and Southwold full or independent shops, restaurants and cafes, and historic Sutton Hoo are all within easy reach. Standen is a stylish conversion of three cottages which retains many period features, including three separate staircases with no access on the first floor between some bedrooms; low door frames, steep wooden stairs (all with hand rails) and various levels on the ground floor with internal steps.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer.
