Shipmeadow Granary’s entrance hall gives access to the ground floor double bedroom with wall mounted flat screen TV and the large wet room, equally suitable less mobile guests. The rest of the ground floor comprises a lovely open plan L shaped room with comfortable sitting area flowing through the dining area into the well-equipped kitchen. The other two big bedrooms are on the first floor, one with a double size bed which overlooks the meadows and the other a twin with a modern bathroom easily accessible from both.

The entire cottage has underfloor heating , and hot water driven by an air source heat pump , which in turn is fed by solar panels , very sustainable!

The private garden has a table, chairs and BBQ so you can wind down and enjoy the abundant bird life inhabiting the expanse of meadows opposite. There’s allocated parking for two cars by the front door and additional space on the owners’ drive within easy reach yet not too close for comfort!

Ground floor:

You’re welcomed through the stable door into an entrance hall with coat rack and doors opening to the double bedroom, wet room and kitchen/living/dining room.

Kitchen/Living/Dining Room

A lovely light L shaped room with under floor heating and a staircase rising to the first floor landing. This open plan room has been cleverly designed with a couple of sofa and arm chair with footstool in the sitting area; table with six chairs in the dining area which flows through to the kitchen. There’s Wifi, an iPod docking station, a TV with FreeSat channels and built in DVD player for your entertainment.

The attractive kitchen units conceal a slimline dishwasher, double electric oven with ceramic hob and extractor fan, microwave, washer/dryer and fridge with freezer compartment.

Double Bedroom

A charming double with bedside drawers for storage, a shelf, hooks and windows overlooking the garden to two sides.

Wet Room

This spacious wet room has a corner shower with seat for guests with mobility issues and a wall sensor to start the shower, wash basin, WC, heated towel rail and window giving natural light.

First floor

Carpeted stairs rise from the open plan living area to the first floor landing with access to both bedrooms and the family bathroom; all of the first floor is carpeted.

Master Bedroom

Big and bright with pretty arched windows overlooking the drive, pond and marshes beyond. The room’s furnished with a king size bed, bedside drawers, two large eight drawer chests of drawers and hooks on the door. plus an arm chair to relax in with a good book!

Family Bathroom

This light modern bathroom with velux window has a bath with hand shower, WC, wash basin, heated towel rail and small chest of drawers for your toiletries.

Twin bedroom

This good sized room has wooden twin beds, bedside drawers, a chair and two door wardrobe with drawer beneath.

Outside

Shipmeadow Granary sits in a wonderful rural location opposite an expanse of meadows leading to the Waveney river which attracts an abundance of bird life from swans and pewits to tawny and barn owls.
From the cottage you can take a footpath across the meadows , over the River Waveney into Norfolk and to the famous Locks Inn at Geldeston ( takes about 15 minutes )
The holiday cottage is near the owners’ house, however far enough away to give you privacy with its own enclosed garden with willow fencing and dedicated parking for two cars just outside the cottage and more space for additional cars on the drive nearby. There’s a table, chairs and BBQ for you to enjoy meals in the open during warmer months.

This Granary is located in the small village of Shipmeadow, close to the Suffolk/Norfolk border and less than four miles from the beautiful market town of Beccles, packed with amazing restaurants, unique shops, a regular farmer’s market and the Lido – a unique outdoor heated swimming pool. Boat hire is also available from Beccles and canoe hire is available from Bungay, just three miles away.

Bungay, is also an interesting town with its beautiful location in the Waveney Valley, and variety of historic sites. Located on sloping land, partly surrounded by the River Waveney, it provides extensive views over pretty water meadows, fringed with silver green willows, and grazed by cattle in the summer months.

For the beach lovers, the picturesque and popular town of Southwold is less than half an hour away with it’s sandy beach, iconic pier, lighthouse and great range of eateries and independent shops.

Within a five minute drive of the beautiful market towns of Beccles, with it’s Big Dog Ferry and Lido and Bungay with the remains of Baron Bigods castle and a mere twenty minute drive from the wonderful towns and beaches of Southwold and Walberswick, with RSPB Minsmere a further fifteen minutes away. Light and airy throughout, with contemporary furnishings and a restful colour scheme, this holiday cottage is ideal for socialising with friends and family.

Two well-behaved dogs are welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
