Positioned on a quiet lane in the heart of rural Suffolk, this charming holiday cottage welcomes up to six guests to experience all the tranquil qualities the traditional property has to offer. Friends and family have the opportunity to enjoy the country life with their four legged friend at any time of the year with two wood burners and a large south facing garden.

Willow Tree Cottage at Wilby

You are welcomed into this pretty cottage through the front stable door into the large and bright entrance hall with terracotta tiles under foot, a partially glazed door to the back garden and doors leading to the ground floor bedroom, utility / shower room and kitchen. Wide wooden stairs with beautifully crafted steel hand rail rise from the hallway to the master bedroom with dressing room and en suite bathroom.

Kitchen / Dining Room
Through the door from the hallway is the bespoke, handmade cottage kitchen with dining room beyond. This is a truly social space with the kitchen offering all the chef of the group will need to prepare meals at home. Appliances include an under counter John Lewis double oven with grill and 5 ring gas hob above, an under counter fridge, a Nespresso Krups coffee machine and a full size dishwasher. From the dining space is a wooden door into the pantry with lots of storage space and another fridge with ice box. Food preparation is easy with the large granite work surfaces and double stainless steel sink with mixer tap. The large pine dresser is full of crockery and essential items with glasses and jugs on the shelves.

Sitting centrally in the dining space is a solid oak table and seating for six. Further seating is available on a pine bench situated under the window beside another partially glazed back door leading to the garden.

Study / Living Room
Through a very old and traditional wooden stable door you're taken into the original part of the cottage with an abundance of historical features and character. Under the window in the study section of the room is an antique desk if you're looking to do a spot of work or homework on your holiday, and this area is separated from the living space with quirky red shelving filled with books, DVD's and games for all the family to enjoy.

The living room is furnished with a large low vintage leather sofa and another two seater sofa with the wood burner as the focal point. An eclectic mix of carefully considered lighting gives this room a calm ambiance, perfect for relaxing and enjoying the company of your friends and family with the flat screen TV and DVD player for entertainment.

Sun Room
To the left of the fire place in the living room is a door with stunning stained glass window leading to the sun room. The sun room, with tiled floor and seating offers a secluded spot for morning coffee or a little light reading to pass the time away on your relaxing holiday. Double doors lead to the patio area and garden beyond.

Alderton Bedroom and Bathroom
A small door to the right of the fire place leads to a narrow, winding staircase with carpet up to the first floor landing where you'll find a king bedroom and family bathroom. The stairs to this section of the cottage may be tricky for the less able or very young so please be careful. They are traditional and original Suffolk cottage stairs in keeping with this end of the property.

The bedroom features a king size bed sitting centrally between bedside tables and lamps. It's a surprisingly spacious bedroom with windows to either side letting in the sunlight and fresh country air, however the ceiling height is restricted especially through the doorway into the room. A beamed recess provides lots of hanging space for your clothes and there's a chest of drawers also.

The bathroom has painted oak floor boards and features a bath with electric shower over and curtain, a large basin and WC with a window overlooking farmland.

Ground Floor Bedroom
Through a door from the entrance hall is the gorgeous ground floor bedroom, perhaps the sleeping accommodation for any less mobile guests in the group. With a king size bed facing full height windows to the garden and also double doors to the covered terrace this bedroom is a tranquil space for a good nights sleep with only the birds to wake you in the morning. There is lots of shelving with cupboards under and a chest of drawers for storage. Hanging facilities are found with coat hangers on the wall beside the door.

Utility / Shower Room
Another door from the entrance hall leads to the utility room with washing machine, stainless steel double sink and worktop space. Up a step to the right is a shower room with tiled shower cubicle and curtain, a small hand basin and a WC.

Master Suite with Dressing Room and En Suite Bathroom
The wooden stairs from the entrance hall lead to the Master Suite. Through an opening from the wooden floored dressing room is the carpeted master bedroom with king size bed beside the glazed double doors to the Juliette balcony. The room has a vaulted ceiling which does restrict the head height to the sides. There are individually controlled spot lights over the bed for reading.

The dressing room is a super space with dressing table, fabric rocking chair and mirrored wardrobes for storage of your belongings. A small angled door leads to the large en suite bathroom with stunning claw footed roll top bath, a round wash basin on a pretty wooden vanity table and a WC. This bathroom also benefits from a unique curved shower with glass door and mosaic tiled seat under the rain shower. There's also a hand shower to use if you prefer.

Outside
Parking for two cars (one space under cover) is on the gravel drive at the front of the cottage. Groups of guests will enjoy the surprises the garden offers with a carpeted summer house featuring hand made bunks for pretend sleep overs and an air hickey table. Further on you'll find the gazebo with uninterrupted views over farmland and a little further is a children's fort / tree house. This is a very typical cottage garden with a variety of fruit trees, vegetable patches and lots of places to play hide and seek.
At the back of the cottage is a patio area with table and chairs for alfresco dining and there's a covered terrace with two deck chairs outside the ground floor bedroom with a charcoal BBQ for guests to use in the summer months.
The garden is partially surrounded by hedging but there are openings to ditches with farmland beyond so you will need to keep an eye on children and dogs.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start. The kitchen has an electric double oven and grill and fiver ring gas hob, washing machine an under counter fridge and ice box in the fridge in the pantry. There's flat screen TV and a DVD player in the living room and there is WiFi available.

There will be enough coffee pods for one cup per guest to start you off. The wood burners will be laid for your arrival and there will be information in the welcome file as to where to purchase further fire wood for your stay.

The owners of the cottage have provided lots of children's board games and DVD's.

A travel cot and high chair are available on request at the time of booking.

Wilby is an attractive, small village, set in the North Suffolk countryside, with a population of just over 200. The village boasts an impressive 13th century church, a well-regarded primary school and a village hall. The Suffolk countryside is stunning and can be enjoyed on foot or bicycle. The area has an abundance of footpaths and is well know for it's bird watching.

The nearby village of Stradbroke only four minutes drive has two pubs shops (bakers, butchers, general grocery and dress hire) a doctor's surgery, library, swimming pool and gymnasium. The swimming pool has a children's play park and there's a pub almost opposite called The Ivy House.

The pretty village of Laxfield is four miles away and has a lovely play park with playing field. There's a fabulous pub locally known as The Low House (Kings Head) and a small Co-op.

The historic market town on Framlingham is only around seven miles away and is a super family day out. Visit the famous 'Castle on The Hill', browse the independent shops and boutiques and lunch in one of a number of friendly cafes or restaurants.

If you're looking for a coastal day out the options are numerous and only around 18 miles away. Visit Southwold for it's sandy beaches, pier entertainment, shops and eateries. Or take the family to Walberswick, a quieter coastal location for crabbing, picnics and little boat rides. Twitchers mustn't miss visiting RSPB Minsmere. A nature reserve owned and managed by the Royal Society for the Protection of Birds at Minsmere, Suffolk. The 1,000-hectare site has been managed by the RSPB since 1947 and covers areas of reed bed, lowland heath, acid grassland, wet grassland, woodland and shingle vegetation.

If you are visiting between November - February a trip to Horsey Beach is a must. Here you can witness breathtaking views of the hundreds of grey seals filling the beach.

Sorry no smoking or unaccompanied teenagers permitted at this property.

A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking. Please clear up after your dog or a charge may be deducted from your good housekeeping deposit.

Please note that the stairs to the Alderton bedroom and bathroom at this property are particularly steep, with restricted head height. The doorways are also very low, please mind your head.

The garden is not enclosed and is a haven for wildlife. There is some hedging but there are openings to ditches and farmland beyond. The fort is used by the owner's children and is available for your children to use under supervision only. The Summer House is a super getaway for kids and it has bunk beds but we strongly recommend children do not spend the night in there.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
