An exceptionally spacious period holiday home for four people with two en suites and a wonderful contemporary kitchen/dining room, luxurious living room and sunny garden room, set behind a large walled garden opposite the village duck pond. Built in the traditional Norfolk brick and flint style this semi-detached self-catering cottage was originally the dairy for the adjacent Pond Farmhouse and the owners have incorporated touches of it’s history in the tasteful furnishings, artefacts and chic accessories which adorn the house. The large hallway at the heart of the house has a wood burner set into the original brick fireplace and oak floors, ceiling timbers, plantation shutters and exposed brickwork ooze charm and character.

The Old Dairy at Burnham Market

The Old Dairy has off road parking and a south-facing garden with big patio and deck furnished with table and chairs for dining alfresco. Located just seven miles from the north Norfolk coast, this is a great base for a family holiday or short break with friends wanting to explore the seaside and rolling countryside, or simply enjoy the supremely comfortable house.

Ground floor:
There are three entrances to The Old Dairy; the back door opens directly off the drive into the utility room then through to the fabulous kitchen; a second door opens from a courtyard into the hallway with the third access being double doors from the garden into the garden room.

Utility Room
With washing machine, dryer and the boiler, plus hooks for your coats, this is a great dumping ground after a trip to the beach!

Kitchen/Dining Room
Fabulous large contemporary kitchen with tiled floor which has units along two sides, housing a wonderful selection of kitchen accessories and cookware for the chef of the family to utilise for guests who like to entertain at home; and a great farmhouse style table with corner bench seating and three additional chairs for long leisurely meals.

Equipment includes a large fridge with freezer above, dishwasher, double oven with induction hob and extractor fan, Nepresso Machine (guest will need to bring their own pods), plus a free-standing microwave. The original bread oven is a unique feature and light streams in through the many windows. Double doors open into the inner hall.

Hall
At the heart of The Old Dairy, the wood burner in it’s feature brick fireplace will take the chill off the whole house in cooler months. The inner hall, has a wood floor and is furnished with a handsome refectory table and card table, leads from the kitchen to the living room and cloakroom, with stairs to the first floor.

Living
Large yet cosy with feature fireplace! A great place to relax with two generous sofas, armchairs, a collection of side tables and old trunk, reminiscent of old school days, used as a coffee table. The room’s equipped with a large flat screen TV, DVD player and Bose music system.

Garden Room
Lovely light room overlooking the garden to two sides with double doors opening onto the terrace. Furnished with several armchairs, a blanket box housing cushions for the outdoor furniture, and a couple of cabinets stocked with games and jigsaws for the whole family to enjoy, this is the perfect place to relax at any time of the year.

First floor

Carpeted stairs lead from the hall to the first-floor landing with both bedrooms leading off and a convenient study area with an antique desk and chair for those needing to do a spot of work or study, plus a well-stocked bookcase if you prefer to sit and read.

Master bedroom
An elegantly styled bedroom, you’re sure to enjoy a good night’s sleep in the king-size bed which has bedside cabinets and wall lights at both sides. There’s a chest of drawers under the window, plus additional storage in a free-standing wardrobe and a couple of armchairs.

En Suite
There’s a step up to the double walk-in shower, and a washbasin, WC and heated towel rail.

Super King Zip/Link Bedroom
An exceptionally large second bedroom super king zip/link bed giving you the option of a double or twin. Butler’s tables sit to either side of the bed, a couple of Lloyd Loom chairs sit under one of the two windows with a coffee table and there’s a chest of drawers, free-standing full-length mirror and plenty of storage space in the built-in wardrobe.

En Suite
A couple of steep steps down take you to the modern shower room with double walk-in shower with shower rose, washbasin set into a vanity unit, additional storage cabinet, WC and heated towel rail. A window gives natural light.

Outside
Beautifully landscaped with a section laid to lawn bordered by mature flowering borders with gravelled areas planted with numerous shrubs and rockery plants. There’s a large patio with casual table and chairs, ideal for relaxing, and a raised timber deck attractively lit with pin lights where a table and six chairs invite you to eat outside, there is also an outdoor hose for washing down dogs.

A shared shingled driveway leads to the gated parking area with space for two cars and additional space on the communal drive outside the gates. A path leads to the garden which can also be accessed through double doors from the garden room.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This semi-detached self-catering holiday cottage is equipped with gas central heating and appliances include a TV with FreeSat, Wifi and Bose music station. The kitchen is well equipped with a fridge, separate freezer compartment, electric double oven, induction hob, dishwasher, Nepresso Machine (guest will need to bring their own pods) and free standing microwave. There’s also a washing machine and dryer in the utility room.

A travel cot, high chair and stair gate are available from the property owners on request at the time of booking.

This semi detached house is within walking distance of a well regarded public house and restaurant, The King’s Head; as well as a delicatessen which also sells wine, basic foods and newspapers; and a church.

The Old Dairy’s located in the small village of Bircham Tofts, a charming rural village surrounded by North Norfolk’s rolling farmland, much of which is owned by the neighbouring Royal Estate of Sandringham. You’ll also be just eight miles from the coastline which stretches for miles and is home to some beautiful villages such as Brancaster (designated an Area of Outstanding Natural Beauty), Burnham Overy Staithe and Holkham Beach. The delightful Georgian village of Burnham Market is also a short drive, where a good selection of individual shops, restaurants, pubs and facilities can be found.

The Hanseatic port and medieval market town of King’s Lynn is about 12 miles away and offers a wider range of shops and high street stores along with a mainline rail connection to King’s Cross (97 minutes).

A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
