Mallards at Thorpeness

An impressive entrance hall sits at the heart of the house with the light and airy living/dining room sitting to the right and state of the art kitchen with central island and breakfast bar to the left; stairs rise ahead of you to the first floor landing. There’s also a large family room, shower/cloakroom and utility room on the ground floor. The balcony running along the front of the house has stunning views of the Meare with double doors from two of the superb bedrooms, one with luxurious en-suite bathroom. A third king size bedroom overlooks the garden, a twin overlooks the front and the shower room and Jack and Jill bathroom are well positioned for all guests.

Mallards is perched above Lakeside Avenue in a great position for guests to enjoy everything which Thorpeness has to offer, with parking for three cars on the drive. The enclosed garden at the back is a wonderful spot for long lazy lunches and BBQs with large patio and lawn.

Ground floor:
Primarily open plan with an impressive entrance hall at the centre, light and airy living/dining room sitting to the right and state of the art kitchen with central island and breakfast bar to the left. An oak and glass staircase rises to the first-floor landing. There’s also a large family room, separate shower/cloakroom and a utility room off the kitchen with door to the drive. Double doors open from the living room to the terrace at the front and bi-fold doors from the dining room to the patio and garden at the back; there’s also a door from the kitchen to the patio. Distressed oak flooring runs throughout the ground floor with under-floor heating.

Kitchen/Living/Dining Room
A gorgeous space for entertaining with the wide entrance hall leading through to the kitchen with breakfast bar and the living/dining room to the right.

This sleek state of the art kitchen is extremely well equipped with Neff appliances including induction hob with four rings and pop up extractor fan, electric oven at waist height and built-in microwave, large fridge, two drawer freezer and dishwasher. The central island has four bar stools making it a great place for the family to sit and chat to the chef! Double doors open to the patio – ideal for dining outdoors. There’s also a beam central vacuum system with long hose so you can easily tidy up.

Utility Room
A door from the drives gives easy access for shopping or coming in from the beach, conveniently equipped with a washer/dryer, wine cooler, water softener and sink.

Living/Dining Area
Superbly designed with large L shaped sofa positioned so you can sit back and watch a movie on the wall mounted flat screen TV; with a handsome pair of leather armchair and selection of coffee and side tables. A beautiful oak dining table sits at the other side of the room with four cowhide bench seats.
Bi-folding and French doors open to both north and south so you can make the most of indoor/outdoor living in the warmer months.

Family Room
A large room furnished with a couple of sofas, armchair, huge leather footstool, dresser, coffee table and a 2nd wall mounted TV.

First floor
From the floor plan you’ll see that all four bedrooms open off the landing, one with an en suite bathroom. There’s another shower room and a Jack and Jill bathroom, which has doors from the landing as well as to the Garden Bedroom, making it an en-suite if you prefer. A balcony runs along the front of the house.

Mallards Bedroom
A majestic super king upholstered bed takes pride of place with ornate bedside drawers, pretty bedroom chair and chest of drawers. Double doors open onto the south-facing balcony, running along the front of the house – a great place for morning coffee with Meare views!

En Suite Bathroom
An opening leads through to the bathroom with free standing egg shaped bath takes pride of place in this luxurious bathroom with separate WC cubicle, shower cubicle, his and hers wash basins, shower cubicle with rain shower, natural light and wardrobes with hanging, shelf and drawer space.

Twin Bedroom
A good-sized bedroom sitting at the front of the house, furnished with drawers between them and additional storage in two chests of drawers.

Lakeside Bedroom
The stunning white carved king side bed is a key feature in this beautiful big bedroom which has a mirrored wardrobe, bedside drawers and additional chest of drawers, giving masses of space for your clothes. Double doors open onto the balcony so you can watch the sun rise over the lake.

Shower Room
Ideal for guests in the Lakeside Bedroom; double walk in power shower, oversized wash basin, WC, heated towel rail and natural light.

Jack and Jill Bathroom
With doors from the garden and twin bedrooms; another wonderful bathroom with mosaic tiles as the backdrop to the enormous contemporary bath, double walk-in shower with shower rose and hand shower, wash basin, WC, heated towel rail and natural light.

Decorated in restful shades of grey with stately king size bed, mirrored bedside drawers and ample storage in wardrobes with both shelves and hanging space and additional chest of drawers.

Mallards is perched above Lakeside Avenue with steps up to a sunny south facing terrace furnished with relaxing cane chairs and doors to the living area and entrance hall.

Bi-fold doors open from the dining area and there’s a door from the kitchen to the large patio, furnished with outdoor table and chairs for long lazy lunches, with plenty of room for kids to play on the lawn.

There’s parking on the drive to the side of this detached holiday home for three cars and roadside parking in front if needed.

This self-catering holiday cottage is equipped with under floor heating downstairs and radiators upstairs. Appliances include TVs in the living and family rooms with FreeSat, Wifi and iPod docking station. This superb modern self-catering Suffolk holiday house is located on Lakeside Avenue, running alongside Thorpeness Meare, just a mile and a half along the beach from Aldeburgh. This charming holiday village was largely designed by the Scottish playwright and barrister Glencairn Stuart Ogilvie a century ago. He decided to create an idyllic model seaside village, inspired by the writings of JM Barrie, author of Peter Pan.

The village has a Meare (local for lake) and its several miles of shallow water can be explored in the summer time by rowing boat. Mallards is close to all that the village has to offer - the heath land golf course, Country Club with tennis courts and games room, expanse of shingle beach with sea inviting you for a morning swim, popular Dolphin Inn, Village Shop, Meare shop and tearooms plus The Kitchen café/restaurant.

Aldeburgh is only a couple miles away and has an excellent range of restaurants, pubs and shops and the walk from Thorpeness to Aldeburgh is very refreshing.
