10 Halesworth Road at Reydon

You're welcomed into 10 Halesworth Road through the stable door from the garden into the gorgeous kitchen / dining room. A step up leads along the hall to the double reception room to the right and the original Edwardian stairs with beautiful wooden banniesters to the left. Upstairs are three large bedrooms, two bathrooms and a separate WC.

The enclosed garden wraps around three sides and offers plenty of space for families and their four legged friends to play. With gates leading to the front path and also to the rear parking area for up to two cars.

Ground Floor
From the rear garden enter into the kitchen with lime stone floor leading to the dining area which has pine floor boards. The hallway leading to the front door features original Edwardian floor tiles and the double living room has pine floor boards.

Kitchen / Dining Room
This huge bright room over looking the rear garden has four sash windows, a stable door and bi-folding patio doors. The massive SMEG cooker takes pride of place in the bespoke hand made kitchen with wooden work surfaces. The cooker has double ovens with a grill and a seven ring gas hob with extractor over. Integrated within the kitchen is a dishwasher, washing machine and fridge with four drawer freezer beneath. A large butlers sink with brass mixer tap sits within the wooden worksurface.

The dining table seating six very comfortabley sits beside the bi-folding doors, offering an alfresco feeling at any time of the year.

Next to the door to the hallway is a door to a very conveniently placed WC with small hand basin.

Living Room
A dual aspect room with huge south facing bay window to the front and large sash window overlooking the rear garden. This elegant room provides plenty of seating with a three seater sofa, two arm chairs, a further lazy chair and large foot stool. With well placed occasional tables and lamps, the room is sophisticated yet relaxed at the same time. For your entertainment there is a flat screenTV (Please note that the TV has changed since the property was photographed) and although the ornamental fireplaces are not currently in use they are very handsome focal points.

First Floor
Carpeted stairs rise to the first floor where you'll find the three good sized bedrooms, two bathrooms and separate WC along a split level, carpeted landing.

Master Bedroom
At the front of the house is the generously sized master bedroom with king size bed. This is a very bright room with the south facing, shuttered bay window. You have plenty of storage in the contemporary black wooden double wardrobe and two chests of drawers. There's a pretty black dressing table with stool beside the bed on one side and a door leads through to the en suite bathroom.

En Suite Bathroom
This luxurious bathroom offers a double ended slipper roll top bath with mixer central taps and hand held shower, inside an arched alcove. There's a typically Edwardian rectangular basin and WC, with traditional wall towel rail. Black painted laminate floor completes this stylish room and a shuttered window gives natural light and ventilation.

Twin Bedroom
Along the landing beside the master bedroom is the twin which will have standard size twin beds. Further information regarding this room will follow shortly. There's a rear facing sash window with black out roman blind.

WC
Coveniently placed half way along the landing is the separate WC. With small hand basin and obscured window towards the garden.

Family Bathroom
With another traditional Edwardian bath with rain shower over, this well proportioned bathroom has a huge obscured sash window overlooking the garden giving plenty of natual light and ventillation. There's another large rectagular basin and a WC.

Double Bedroom
Overlooking the garden through the sash window with roman black out blind, this stylishly traditional bedroom has a double bed centred between two built in cupboards, offering lots of storage with hanging rail. Facing the foot of the bed is a beautiful dressing table with two drawers. A tranquil room decorated with soft colours and featuring an ornamental fireplace with original floor boards.

Outside
Parking for 10 Halesworth Road can be found along a small lane which leads to the back of the house, at the end of the garden. Through the bolted gate you enter into the large enclosed garden with lawns, lavender beds and well establised boarders and trees. There will be new garden furniture seating at least six guests comfortabley. Further photos of the garden will be included in the spring. The garden wraps around the house to the front and a latched gate leads to the front path and on to another bolted gate at the roadside.

There is plenty of space in the garden for the safe storage of bikes and all the beach equipment you can imagine.

All prices include bed linen, towels, heating and electricity, plus a welcome bottle of wine and other goodies to help you get your break off to a relaxing start.

This self-catering holiday cottage is equipped with central heating and appliances include a TV with freeview and WiFi.

The kitchen is well equipped with a SMEG double oven with grill, 7 ring gas hob with extractor over, four shelf fridge, four drawer freezer beneath, dishwasher, washing machine and free standing microwave.

In the garden there is a charcoal BBQ.

A travel cot and high chair are available from the property owners on request at the time of booking.

This semi detached Edwardian holiday home is situated beside the road through the village of Reydon 5 minutes walk from Southwold. With an excellent range of independent shops, cinema, a supermarket, pubs, restaurants and take-aways as well as the iconic pier and lighthouse, picturesque beaches, golf courses and sailing opportunities. The village of Reydon itself has a local shop and pub too.

Within Reydon you have Reydon Wood Nature Reserve, full of a variety of tree’s and beautiful flowers, if you are lucky enough you could see tawny owls, sparrowhawks, long-tailed tits, woodcocks and treecreepers, while in spring the recently coppiced areas are alive with the liquid song of blackcap and nightingale.

A short drive, or healthy walk away is the pretty village of Walberswick with more gastro pubs to choose from and there are more stunning forest walks in Dunwich and the award winning bird reserve at Minsmere which is where BBC’s Spring Watch has been filmed. .

Reydon is in a superb position to explore Suffolk’s coastline, including Aldeburgh which is world-renowned thanks to it’s connection with Benjamin Britten, the coastline is pebbled and has a wide range of independent shops, eateries and also there famous Fish and Chips, further along the coast you Felixstowe which is very family friendly with amusements, pier, beac huts and fantastic High Street.

A short drive away is one of Suffolk’s best kept secrets, the stunning Covehithe beach, This can only be accessed on foot or by cycle. There is on street parking near to the church and a clearly marked footpath opposite which takes you through fields to the dunes, a short scramble down and you are on the beautiful beach. Not an ice cream seller in sight and no facilities as such but well worth a visit if you are after a secluded spot to take in the scenery and paddle in the sea. A favourite with dog walkers too.

Sorry, no smoking or unaccompanied teenagers are permitted at this property.

There is a step up from the dining area into the hall and the landing is split level with three steps.

A well-behaved dog can be accommodated on request at the time of booking, must be restricted to the ground floor and is subject to our terms and conditions.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer.
